ACV vs RCV and the rest of the paperwork — in plain English

We help homeowners understand what the paperwork says, but coverage decisions are made by the insurance carrier. Here's how the most common terms work in practice.

ACV — Actual Cash Value
What the damaged roof is worth today: replacement cost minus depreciation for age and wear.
RCV — Replacement Cost Value
What it costs to put a new roof on the home today, at current materials and labor pricing.
Deductible
What you pay out of pocket under the policy before the carrier pays. Your deductible is your responsibility under the policy and applicable law.
Depreciation
The amount the insurer subtracts for the age and condition of the roof. On RCV policies, recoverable depreciation is typically released after the work is completed and invoiced.
Supplement
Documentation submitted to the carrier for items not on the original scope. Examples include decking found during tear-off, missing starter, drip edge, vents, or flashing. Approval is up to the carrier.
Scope of loss
The insurance carrier's itemized list of what they intend to pay for. We help you read the roof items so you know what's covered and what isn't.
Code items
Upgrades required by current building code that weren't part of the original roof. Many policies include 'Ordinance or Law' coverage for code items when required.
Mortgage check

What happens when we meet your adjuster

With your permission, a FireHouse Roofing representative will meet your insurance adjuster on the roof when the inspection is scheduled. On-site, we can:

  • Walk the scope of loss line-by-line with the adjuster present

The adjuster and the insurance carrier make the coverage decision. We do not negotiate policy coverage, we do not represent the carrier, and we are not a public adjuster. We recommend homeowners stay in direct communication with their insurance company throughout the claim.

Roof Claim Supplements

When the scope is missing roofing items

Sometimes the original scope does not include every item needed to complete the roof correctly. When that happens, documentation may be submitted for the carrier's review. Not every claim needs a supplement, and supplements are not always approved — the carrier decides.
