Extent of damage
Localized damage in one area usually points toward a repair. Widespread damage across multiple slopes usually shifts the conversation toward replacement or an insurance claim.
Number of leaks
One leak in one spot is often a repair. Repeat leaks in different locations on the same roof often mean the underlying field is past the point of a responsible repair.
Previous repair history
A roof that's been patched several times is harder to rely on long-term. We'll factor that into the recommendation honestly.
