HOW TO TELL A REPAIR FROM A REPLACEMENT

Somewhere along the way, roofing got a reputation for overselling — for telling every homeowner with a small leak that they need a whole new roof. We built FireHouse Roofing to be the opposite of that. So here's the honest framework we use to decide whether a roof needs a repair or a replacement.

The Honest Framework

START HERE: NOT EVERY PROBLEM IS A BIG PROBLEM

A single lifted shingle, a cracked pipe boot, a bit of flashing pulling away from the chimney — these are repairs, full stop. If the rest of the roof is sound and has life left in it, replacing the whole thing would be a waste of your money. We'll fix the issue and move on. The honest answer to "do I need a new roof?" is very often no.

Targeted Fixes

WHEN REPAIR IS THE RIGHT CALL

A targeted repair usually makes sense when:

  • The damage is localized to one area or slope
  • The roof is relatively young and otherwise in good shape
  • It's a single, identifiable leak at a penetration, valley, or flashing point
  • The shingles still have flexibility and aren't widely cracked or brittle

In these cases we use matching shingles and manufacturer-approved methods so the repair blends in and your existing warranty stays intact.

Full Replacement

WHEN REPLACEMENT IS THE SMARTER LONG-TERM MOVE

Replacement starts to make sense when:

  • The damage is spread across multiple slopes
  • You've had repeat leaks in different spots — that often means the underlying field is worn out, not just one bad spot
  • The roof is near the end of its life and you're patching it more often
  • The shingles are brittle, curling, or shedding granules across the whole roof
  • A storm caused widespread hail or wind damage that an insurance claim would cover

The last one is worth a second look, because if a storm did the damage, an approved claim can mean a full replacement for the cost of your deductible. We'll tell you honestly whether a claim conversation makes sense.

When we inspect a roof, we weigh five things: the age of the roof, how widespread the damage is, how many leaks you've had, the repair history, and whether a storm and insurance are in the picture. Then we show you photos of exactly what we found and give you a straight recommendation.

If a repair will hold, we repair it. If the roof is genuinely past saving, we'll explain why, with the photos to back it up. The decision is always yours, on your timeline — repair, replace, or wait.
